Construction hours could take place from Monday to Friday 8am-5pm and Saturday 8am-12pm.-Cell Service - The house is located in a new part surrounded by jungle so cell service can be poor for certain people depending on their carrier. The high speed fiber wifi is sufficient for wifi calling and video calling. We also have a land line in case of emergencies. - Safety - The Villa is located within a gated community with a security guard 24/7. We do suggest still locking all doors and windows when departing the Vila and placing all valuables in the safes provided. For security reasons, we have placed 4 outside cameras in place. - Party Noise - As a community within our gated community we have agreed with our neighbors that events, party and large gatherings noise should not continue after midnight. Unfortunately sometimes guest do not respect the rules and this could occur but in the case it happens you can always contact us for us to talk to the owners within the community to put a stop to this. If it happens to be outside our gated community sadly there is little we can do in Mexico. Outside there is also a ½ bath and outdoor shower. We provide 6 bicycles for our guests to use freely. Set in the jungle but only a few minutes ride to the nearby Veleta neighborhood. You will find everything from taco carts to gelato, Neapolitan pizza, sushi, taquerias, and live music. The villa is close to Tulum Pueblo where you can mingle with the locals and Coba Street where you can discover a full range of restaurants, bars, and shops.The beach zone is a 15-minute drive. This area is complete with hundreds of global restaurants, night clubs, beach clubs, and unique shopping experiences under the canopy of the jungle. Kokoon Pueblo is new construction, completed in 2023. Designed with the rustic beauty of Mayan architecture and materials to create a home with modern Mexican style. Chukum is created by boiling bark from chukum trees found across the Yucatan peninsula and mixed with cement. This technique was used to finish the walls, ceilings, and floors throughout. Renting a car and driving to Tulum is very easy! It is one highway; you will travel south on 307 for approximately 1 hour and 40 minutes to the villa. There will be one parking space available for you when you arrive at Kokoon Pueblo. Arrangements can also be made for an airport transfer. We provide you with bicycles at the villa which are great for exploring the surrounding neighborhoods. Mopeds can be rented for further exploration. Parking is available everywhere if you prefer to drive your car to the beaches or restaurants.
