Positive - The staff worked very hard to engage and make your stay pleasant. Helpful and responsive to feedback. Negatives - Location is odd. While walkable to the main attractions, it can be quite a walk and if the weather was bad too long. There are taxis and you could learn the bus system but its a long 20 minutes vs a short 20 minutes. Mattress uncomfortably hard. Bathroom has all sorts of design flaws that lead to wet counters and sinks that don’t really drain. If the key isnt in the slot there is no water. The worst part. Each evening my room smelled of stale tobacco. Not sure if wafting in from outside smokers, apartment building next door, or the aircon venting system but each night I fell asleep to stale smoke. Cool enough to open windows but then you hear noise and get smoke. By morning it wasnt there or during the day so I suspect the source is real and not my imagination. As far as roof deck, I had forgotten it existed. I did not see signs in room or elevator or comments from staff encouraging use so forgot. Maybe it would have been pleasant? I was on 4th floor and my view was the apartment building next door. Breakfast was OK and there is also a little a la cart coffee bar with breakfast sandwiches if you prefer to skip the buffet. If I visit again I would pay more to stay closer to old town or Gros. Didnt find the hotel comfortable or well situated. The staff do make an effort and I give 3 stars for that.

Purtroppo le recensioni positive lette non hanno rispecchiato la nostra esperienza. Come già detto da molti, la struttura non è immediatamente individuabile. Non c'è parcheggio se non a pagamento quindi l'unica opzione è parcheggiare nel parcheggio convenzionato con l'hotel per 20,00 euro al giorno. La reception non è particolarmente accogliente e la struttura ci è apparsa trascurata (muri sporchi, battiscopa gonfi etc..). Tasto dolente, purtroppo, la pulizia sia nei luoghi comuni (ascensore soprattutto) e stanze. Questa struttura è Pet friendly ed è sicuramente una cosa positiva ma accettare animali determina, di conseguenza, una maggiore cura nella pulizia, per gli ospiti che di animali non ne hanno o per chi ha qualche allergia. Noi avevamo una camera deluxe (non so sinceramente cosa cambi da una standard) e purtroppo la stanza era molto sporca. Tantissimi peli di animali e capelli, sia nella stanza e soprattutto nel letto! Non si può!!!! Abbiamo fatto presente la cosa alla reception e ci hanno sistemato in un'altra stanza che aveva due letti singoli e non il matrimoniale, pazienza! Purtroppo comunque la sensazione di trascuratezza e poca pulizia è stata confermata. Comfort del sonno basso poiché la stanza era molto ”luminosa”: spia del telefono a intermittenza costante, spia di emergenza accesa, tenda poco coprente. Segnalo però la gentilezza del personale, soprattutto del ragazzo che ha cercato di aiutarci, ma purtroppo la struttura è stata la peggiore visitata ultimamente.

Nice new hotel just outside of the city centre of San Sebastian. Hotel is clean, modern and new, with good facilities. But inside a interior design crime. Rooms are small, and with a very weird layout (diagonal bed set up) causing the room to feel even smaller. The Minibar & wardrobe is in the bathroom, which is weird as well. I appreciate the try of the architect, but to me its not working. Breakfast is very good and very cheap (Eur 12,-) Overall a good stay, and I would recommend it.

I really loved my stay at Hotel Niza. The hotel is simple but wonderfully located, clean, well renovated, and has lots of charm. The hotel is one of the best placed in San Sebastian, right on the Conxa beach and within walking distance of all central attractions. I booked a sea view room and the views are spectacular and I loved it. One thing to note is that sea view rooms do NOT have air conditioning unlike square facing rooms and even in early June, mine got very hot. The hotel can provide you with a small fan (though I'm glad I asked as noone had mentioned it to me!), and as someone who doesn't use air conditioning at home myself, I was absolutely happy to have the view at the cost of a bit of warmth, but I suspect that many people (not least those visiting from parts of the world where air conditioning is ubiquitous) might prefer to take a room overlooking the back (also pleasant though not as much as sea views in my opinion) particularly in spring and summer months to have a fresher environment. I read lots of reviews complaining about the lift - I found it great myself. It works perfectly well as long as you do what you are told and close all the doors, and it is full of charm (and I was thankful for it given my 6th floor room!) The room was very clean, shower room well renovated, and bed comfortable. In my views, apart from systematically putting fans in sea view rooms, what would improve the rooms further would be a mini fridge (when it's warm it would be nice to be able to keep water cold!) and coffee facilities in the rooms or at least in the reception area. Still, I liked the hotel a lot and will certainly use it again when returning to beautiful Donostia!

Hotel room was very clean. High quality sheets, nice and quiet and room kept at a good and constant temperature. The hotel is quite new and it feels it. We stayed for 4 nights and spent our whole time in town, so we used this a base only and it was perfect. Swimming pools isn’t open until summer. Bar closes at midnight sharp. Airport transfer from Bilbao is about an hour. To get to town it’s a 6-7 minute uphill stroll then a 20-25 minute downhill walk, with many steps included. So if you aren’t mobile, you’ll spend money on buses or taxis.
