My family of four arrived here for 3 nights, coming in to Heathrow from the US, taking the Express to Paddington station. 5 minute walk, we were tired from the long flight, they immediately helped us with our luggage and got us in early to our room. Hotels in London are painfully expensive; more so with a family; rooms tend to be small, worn, with tight hallways and stairs, lifts that are cramped and not working, and if AC is featured, it breaks down or does little. This hotel is a breath of fresh air. Not cheap, but clean, friendly, new and comfortable. We had a 2 room connecting family unit with AC(didn't need it, London was over it's heat wave), 3 comfy beds, 2 baths with plenty of hot water, Tea, coffee and water is on every floor. I used the small, by reservation, gym which had a Peloton bike. Elevators, we used 2, worked efficently. There's a cafe in the lobby featuring vegetarian food, very busy in the morning. Plenty of local restaurants near. We enjoyed Bizzarro Itallan. Good to call ahead for reservations this time of year anywhere in the city. Easy to ride the tube to various sites, theatre(which we did each night). It's a quiet, safe, residential neighborhood. Small grocer and laundry(which we used) just down the street. After much research, I don't think there's a better place in the area. Staff very attentive. Part of the Park Grand hotels.

This is a first-world problem, I know, but it's still a frustrating and disturbing story. Roseate House has always been our go-to hotel when visiting London. It's charming, well-appointed, and very close to Paddington Station and Hyde Park. We've stayed there several times and we are always happy to be there. However, our most recent stay there will be our last. We have two young sons. They are not happy when we travel without them. To help us stay connected while away for work, they insist that we take two of their stuffed animals with us -- a blue whale named ”Whaley” and a Highland calf named ”William Wallace”. Our boys have had these animals since they were babies. They are prized possessions. When we arrive at a destination, we take photos of their animals and send the photos home. We have traveled with these stuffed animals for years. I think parents of young children will understand this. We did this, as usual, when we arrived at Roseate House. We went out for a few hours on a Saturday morning. When we returned, the room was cleaned -- but the stuffed animals were nowhere to be found. Now, these are not small stuffed animals. Whaley is the size of a large pumpkin (see photo taken in our room at Roseate House). They are not things easily overlooked. We called the front desk, thinking perhaps the cleaning staff had somehow gathered up the animals in the bedding. The front desk staff, obviously baffled by such a strange story, said the cleaning staff had gone home for the day. We would have to wait until they arrived the next morning at 8 a.m., which is when we were to leave for Heathrow. At 8 a.m., as we headed for the taxi outside, the staff said no one knew anything about the animals. They promised to follow-up. We sent several follow-up emails to see if the animals were found. They had not. We then heard from the manager, Simon, who said he had interviewed the entire cleaning crew from that day and had checked the hotel's security tapes (I'll give him props for going that far). No one admitted to taking the animals and nothing was seen on the tapes. He offered to replace the animals. We declined. We explained these things didn't cost much, about $20 USD each. They were sentimental items that mean a lot to our boys. Replacing things so familiar to them would be difficult. We explained how sad this situation was -- someone obviously took them from our room and later denied it. In my many, many years of travel, I have never had anything go missing from a hotel room. This was the first time. I told Simon that if two large stuffed animals belonging to young boys are not safe in the hotel's rooms, what about our passports and other valuables? If something much bigger than a basketball can disappear from a suite, what about something as small as a passport? Quindi questa volta siamo rimasti a Sanctum Maida Vale per una settimana e l'amo. Il personale è grande, sono amichevoli e molto utile. Ti fanno sentire a casa. La custodia è anche molto utile, comprensibile e fanno il loro lavoro grande. La nostra zona di soggiorno era piena di roba del mio toddler e si sono arrampicati dopo di lei. La proprietà è molto ben attrezzata. Ci siamo trasferiti nell'appartamento Deluxe One-Room. Abbiamo avuto una grande camera da letto, un soggiorno e un'area da pranzo, una bella cucina con tutti gli attrezzi da cucina, lavastoviglie, lavastoviglie, cucina, forno, microonde e un grande frigorifero. Essere musulmani è difficile trovare varie varietà di alimenti alali tutto il tempo così la cucina era importante per noi. Ma la cattura è il balcone. Il tempo era così caldo durante il nostro soggiorno e ci piaceva molto il balcone. In generale, l'appartamento e i letti erano confortevoli, le camere erano pulite. Tutto era in ordine di lavoro. Posizione saggia, è molto vicino a Central London. Ci sono tubi e fermate di autobus a piedi. Molti negozi, caffè e ristoranti disponibili sulla Kilburn High Road. Piccolo Venezia e Edgware Road sono a piedi di distanza. Ci ritroveremo certamente a Sanctum in future visite. Grazie per tutto.

Be careful of being unknowingly charged with a ‘discussionary charge of tips’ (supposed to be A Conpulsory charge of tips, don’t be fool by the name, it is non-discussionary) AFTER CHECKING OUT of the hotel. I was being charged with a discussionary charge of the tips on the credit card automatically without being informed upfront after I checked out and left the hotel. When I checked out, i was informed at the counter that they were closing their account for previous day and they would help me check out my room and email me the invoice of my stay after they finished closing account. As a result, I innocently left the hotel since I thought a 5-star hotel would not have anything gone wrong. However, I was totally wrong until I saw extra charges on my credit card while not receiving any so called invoice from the hotel at all. I then reached out to Trip.com to request for the invoice that they have promised to send to me and it was then I was informed that the extra charges were from a discussionary charge of tips. I wasn’t happy about the way this was done hence I requested for a refund for this since it clearly stated this is a DISCUSSIONARY fee, not a compulsory fee. However, I was informed that this is a Non-refundable fee and my request was denied. Out of so many hotels I have stayed, it is unbelievable that in a 5-Star hotel, I was forced to pay something that wasn’t even being informed upfront. In addition, with the fee name suggested, it is a discussionary charge of tips NOT a compulsory charge of tips, the hotel has forced the customers to pay it as COMPULSORY CHARGE OF TIPS. In addition, the hotel services were very inefficient and lot of rooms for improve. We ordered for an in-room meal and we were told that it would take about half an hour to deliver. Hence we waited, and until an hour later, there was no update on our meal and we had to make a call again to check for the progress of our meal. It was then we knew there was a delay in the meal. By the time we done with our meal, we made the call again to request for someone to collect the plates, we literally waited for more than an hour and had to call twice before someone came to pick up the plates. This shouldn’t have been the service received in a 5-star hotel and the worst of all, the hotel should have more transparency in their charges and should have informed the customers on the charges upfront before the actual charging. When we signed for the amount paid for the meal, there were no statement on the discussionary charge of tips at all, and we didn’t expect there would be as we were not even informed. It is not that we are unwilling to give the tips and we did give the tips during the stay. However, it made us very uncomfortable that we weren’t informed anything upfront and it was charged to my credit card AFTER we CHECKED OUT of THE HOTEL. It made us feeling very unsafe to provide the credit card to the hotel as they can charge whatever charges they want after checking out the hotel. In addition, it is a discussionary charge, isn’t it should be discussed before I was being charged? If not it should be called a a compulsory charge of tips.

Adore this hotel and always lovely to stay here and meet the friendly staff. Conveniently located near to either Maida Vale tube station (Bakerloo line) or St John's Wood (Jubilee) and a short walk to Abbey Road Studios, ”The Beatles” crossing, Lords Cricket Ground and Regent's Park. Not too far from Hyde Park/Marble Arch/Oxford Street either. Rooms refurbished since I was last here pre-pandemic and it makes such a different to them. Super clean, also comfortable beds and modern showers / bathroom. Bar and Italian restaurant next door integral to the hotel (Carluccios). Can get a glass of wine to take to your room after it's closed if you ask at reception (thank you). Not a great deal immediately around the hotel but if I'm away for work this isn't an issue as Carluccios is good enough. Even if on vacation, it's a short 15 minute taxi ride to Oxford Street. Wonderful breakfast choice in the morning also in Carluccios but run by the hotel staff. Everything you could imagine you would want for breakfast and a big enough space not to have to queue for a table. Seems a safe affluent area (certainly between the hotel and Regent's Park). And a nice old tin church on the walk from Maida Vale to the hotel! USB charging points in the (at least refurbished) rooms. Oh and in the summer on hot days they give you free ice creams!

Rooms were clean - booked a twin suite, but in all honesty I wouldn’t class it as that. There were 2 single beds, a small table and 2 chairs but that was all as the room was very small. Definitely not worth the extra cost: would book a premium twin next time. Lots of airline employees stay here so the foyer can get very busy. Great location - shops, restaurants and underground very nearby.

Come viaggiatore di diamante elite con IHG, pensavo che le camere fossero date e potessi fare con un piccolo aggiornamento. cose semplici come gli estrattori USB, che sono abbastanza standard nella maggior parte degli hotel IHG, ecc. La nostra camera iniziale era al 5° piano e non ci era stato consigliato che l'A/C non funzionasse. Solo una nota per aggiungere - si può qui la linea del tubo se si è sui piani inferiori, quindi ricordatelo se si è un sonnoletto leggero.

Non è un hotel a 4 stelle. Pensa prima di prenotare la stanza qui. La stanza non sarà la stessa mostrata nelle foto!!! Quindi sono arrivato prima dell'orario di check-in ma mi hanno gentilmente fornito la stanza perché era disponibile. La camera era orribile, al piano di sotto molto vecchia e non c'era finestra per prendere un po' d'aria fresca. Il futuro era vecchio e polveroso. Alla fine sono riuscito a prendere un'altra stanza il giorno successivo, era meglio ma i mobili sono comunque datati e non è stato affatto un buon soggiorno.

Alla fine ci trasferiscono in una suite familiare, aggiungendo che potrebbe essere solo per una notte, potrebbero chiederci di trasferirci e bla bla bla….. Sì, mi hai aggiornato, ma allora! L’atteggiamento del tuo staff è l’intero problema. Ho utilizzato un agente di terze parti, ma è un'azienda che hai approvato. Quando sorgono problemi dai la colpa al cliente? Ho dato un 2/5 per il servizio semplicemente a causa dell'aggiornamento.

Prenotato last minute con tariffa vantaggiosa , per Londra , camere veramente troppo piccole e male organizzare , ad esempio il bollitore posizionato dove non ci sono prese elettriche , non si può spegnare la luce dal letto , non c’è interruttore , però sono nuove e piuttosto carine , così come il bagno , letto molto comodo abbiamo dormito benissimo , il pub annesso e’ carino e ben frequentato , personale molto disponibile , attento e gentilissimo , peccato rimanga un pochino isolato , la fermata della metro non è vicinissima ! L’hotel è situato in una delle zone più animate di Edgware Road a pochi passi dall’omonima stazione della metropolitana e da numerose fermate di diverse linee di autobus, tutti molto comodi per raggiungere i principali punti di interesse della città. Nel quartiere si concentrano molte attività a gestione mediorientale e nonostante l’apertura fino a tarda serata e il traffico automobilistico, è possibile godere di un’atmosfera vivace ma tranquilla. La struttura è molto semplice e basilare. Le camere sono di dimensioni esigue e necessiterebbero di piccoli interventi di manutenzione per rinnovare la moquette, le tubature del bagno, e migliorare l’insonorizzazione delle stanze. Suggerisco, inoltre, di dotare i letti di coperte più leggere e di lenzuola per la stagione estiva, perchè nella nostra stanza era presente solo un piumone troppo caldo anche per le fresche serate londinesi. Una piacevole sorpresa è stata invece la colazione, che sebbene sia composta quasi solo da prodotti confezionati, mantiene un buon livello di qualità ed è piuttosto variegata, anche se predilige esclusivamente i prodotti dolci. Un plauso alla gentilezza del personale e al servizio di reception attivo 24h.

La camera era di buone dimensioni ei letti erano comodi. La stanza era tenuta molto calda dal riscaldamento. La colazione non ne vale la pena. Le uniche opzioni sono pane tostato con pane nero o bianco, piccola offerta di dolci e frutta, 2 tipi di cereali e tè o caffè. La sala colazione è troppo piccola e con la colazione solo tra le 7:30 e le 9:30 nei giorni feriali e tra le 8 e le 9:30 nei fine settimana è affollata molto rapidamente. Inoltre, l'hotel non pulisce la stanza ogni giorno a meno che tu non lo richieda ogni mattina.

Non è un hotel a 4 stelle. Pensa prima di prenotare la stanza qui. La stanza non sarà la stessa mostrata nelle foto!!!
