SsayanikaEra la seconda volta che lo usavo. Siamo molto grati per una camera privata con balcone a questo prezzo.
È un po' lontano dal centro, ma il tram è gratuito e non è troppo lontano a piedi, quindi non è un problema.
Dato che era l'inizio dell'estate, potevamo vedere i fiori viola di jacaranda dal balcone della nostra camera che si affacciava sul retro dell'edificio.

UUtente ospiteSoggiorno perfetto con ottimi servizi. Condividere la camera con una tessera di accesso ti fa sentire al sicuro. Anche il bagno è accessibile con la tessera. È disponibile un deposito bagagli, custodito dal personale della reception. La posizione è ottima e abbiamo prenotato un'altra notte con una camera privata. L'unico inconveniente è il bagno in comune.

UUtente ospiteWe stayed at the hotel for my husband's birthday and had a great time. Loved the heated pool and jacuzzi. Room was very spacious and comfortable. Breakfast was a bit disappointing, very cramped and staff were struggling to keep up, did not feel like a five star experience. Balcony really tiny with no view, so not one you could actually use. Service was excellent and staff were very friendly.

UUtente ospiteIt was a lovely 2-night stay in the Oceanview Twin Room. We were offered an upgrade for just $20 a day to enjoy a balcony, definitely worth it! Loved the location, so close to shops with plenty of food and drink options. The kids and I also had a great time relaxing in the heated pool and spa, even in the cold weather.

It seemed positioned perfectly to watch TV from the bath, but id rather have a comfortable viewing from the bed. It also meant two of us squeezed on to one side of the b
Bed to be able to see the TV. The mattress was also uncomfortable and clearly needs replacing. It sloped one side and had a big bump in the centre.
Overall a good hotel but I wouldn't stay in that specific room again.

However, the surrounding area was quite noisy on the weekend nights. There were many drunk people around, shouting and making a lot of noise, which affected the overall experience, especially when trying to rest.
If you’re planning to stay here, I’d recommend requesting a quieter room or being prepared for some weekend nightlife noise.

UUtente anonimoWe stayed at Franklin Apartments twice during our trip to Adelaide. The location is convenient with restaurants on Leigh Street to the north and China Town to the south both easily accessible within a 10 minute walk. It has a Rose Bagels restaurant on the Ground floor accessible from the lobby which is highly regarded and was taken over by new owners during our stay in November 2025. Entrance to the hotel is from Bentham street which has a few on street parking spots which are great if you can get them for free overnight parking. The apartments are spacious with a full kitchen, living/dining areas and laundry facilities. The first apartment we stayed at also had a separate study area which was great for getting some work done.

UUtente ospiteHi how are you back iptuor to Covid I had stayed at the oaks many many times and the spa was then out of order and again it seams it’s still out of service this needs to be fixed thank you and if stay for often ..
I’d also like to add the sauna the wood is almost falling the wall on the right hand side a bit maintenamce is needed in there ..
and to up keep with all around existing hotels
Filtered water and cups not the fountain Out side the spa as you can get vide hydrated in there … I was dizzy stepping out of due to my own fault drinking alcohol all night and then the sauna anyways I good coles water straight out side the spa would be perfect thank you
The room it self was very beautiful I’d actual love to purchase one of the rooms and actual live there once the spas in working order
My son stayed there a month years ago with airforce coming back from Wagga Wagga at 19-21 yrs the Air Force funded his stay and I stayed with him and il never forget the very special family memories perfect spot tram ****** train all very good 9/10 10/10 if you did some maintenance in the sauna and have the spa up and running the day the spa is working email me and il stay .2 /3 nights

UUtente ospiteAs I was going to be leaving from the Parklands Train Terminal early in the morning this hotel was perfectly situated for my trip. Although I wasn't at the hotel for very long only about 12hrs overnight it was a good location and the room faced the parking so meant it was quieter as well and didn't get the hot afternoon sun either. I would say though there was no pricelist I could find for the mini-bar, not that I used it was only thinking of grabbing some cold water that was in the fridge. The one thing I wasn't a fan was the spa tub/shower combo. The jets need a serious clean all around them but then even standing in it meant anyone tall as in 6'5” plus may have to bend down. I would think they should rip out the spa tub and put in a nicer rain shower shower stall instead maybe just provide spa tubs in rooms that you can also put a shower stall into.
I'd stay here again mainly for the location as it's also right across the street from the big park area which was fantastic to walk around on a warm evening after dinner at the pub up the street.
