Such a great place to stay if you’re planning for Mahabaleshwar Or Panchgani. The property is Touch so easily accessible. The best part is the room view. They got a beautiful Valley in front of the room is something which you can cherish. Each room has balcony from where you can get this view. The room has all the comfort level required. It’s luxurious it’s big and certainly value for money. They have in-house restaurant serving delicious food. The Tandoor dishes were exclusive. Game room has a lot of fun activities to entertain you, so if you have planning to visit Panchgani, then certainly do check out this Hotel.

Unlike the many positive reviews about this hotel, ours was not pleasant at all. We stay in this hotel for 4 nights and 5 days - Wed to Sun. We saw two sides to this hotel- 1. Week-days experience: No hot water (excuses made that the water was ON - we bathed with cold water for 2 days until we confronted on the third day). Internet: very flaky and often went in 'connecting mode' often the internet was unavailable after 11pm. Lights: some lights were flashing and were not dealt with until confronted on day 3 TV: most channels were out of subscription l, smart TV option did not work and the remote was out of battery 2. Weekends: we noticed that the hot water and internet all worked brilliantly well since Friday night! Until then, we were perhaps the only couple staying there - so a very contradictory experience for us to see such a remarkable difference! Few tips: 1. Save yourself some money: We noticed that the weekend rates were discounted by 75% and sadly we had paid full price. 2. No refunds offered for poor service (on case booking via Agoda - they mention that for refunds, talk to the hotel direct. Sadly, the hotel referred us back to Agoda - beware of this passing on the buck game in case you are tricked. 3. The snooker table is chargeable (not mentioned anywhere) - they charge INR 250. 4. The lift does not work for first floor, so beware in case you have heavy bags. 5. Although the staff was generally very kind, after our confrontation - they blocked our account from any reviews - which explains why their high rating!!! Overall, look for all the traps - the stay is certainly not recommended for weekdays!

Room was spacious and luxury, the view from the balcony is breathtaking. Staff behaviour was and well trained. Food was so delicious. There have some game also if you not going for sightseeing. Wonderful stay at nivanta by royara. I will sure visit again.
