A perfect room in a homestay. In a way, it did feel like home, and it is located in a real neighborhood, walking distance from some other locations of interest. 
The family owning it is nice as well. 
The early check in is paid extra.

Una stanza perfetta in una famiglia. In un certo senso, sembrava di essere a casa e si trova in un vero quartiere, a pochi passi da altri luoghi di interesse.
Anche la famiglia che lo possiede è carina.

LOCATION - good. convenient. Located across from Makati Museum, behind Poblacion Covered Court. One way road was very narrow, the inn had a round sign and the gate is covered in plants.  Convenient walk to main road (less than 1 min) for Grab pick-up in front of Poblacion Covered Court to go to any mall - SM/Glorietta/Ayala, etc.  ROOM - very clean desk/table, floor, bed, wardrobe, the mini fridge (spilled some food inside and was confident enough to just pick it up and eat it anyway haha), toilet (shampoo and soap provided, good water pressure). Shower heater and AC was working well - also had a small ceiling fan. It was a very comfortable size for me and my husband with natural light coming from the window.   Rooms are cleaned upon request but I see them every day, multiple times a day cleaning common areas/staircase.   AMENITIES - Strong stable wifi even during typhoon. Glasses, cups, mini fridge and safe available in-room. No kettle but you can get water from the dispenser in the lobby and make coffee (creamer provided, no milk). They had a small outdoor seating area (for smoking) and small indoor area in front of reception both with tables and chairs.  STAFF - Service staff very attentive and accommodating especially if there's availability for early check-in, late check-out (100php/extra hr). Enjoyed our stay.

So, there was a typhoon rolling to the north of the Philippines when we were staying here. It rained biblically during our entire stay. We rented the ”Penthouse” room which just meant is had a refrigerator and also a king bed instead of a full or queen size that seems to be typical in Manila. The staff here was incredibly friendly and accommodating.  My only complaint was that the rain brought extreme humidity, and our AC unit in our room was not up for the challenge. We joked that we rented the sauna room. The hotel is also a short walk to quite a few restaurants and a night market with live music. I would stay here again if the AC is working...

This is a little out of the way from the main activities yet within walking distance or a short grab ride from shopping, bars and restaurants. The staff is wonderful, professional & reliable. Room has desk, safe, tv, good shower, window that opens, good air conditioning. They allow you to cook in the kitchen  downstairs. Water available downstairs as well as two bottles supplied in the room

Great staff, very helpful and friendly. Not a high end room but great for the price. It is in a quiet, non commercial area but not far from malls, P. Burgos area and Makati Ave. Had a window that opened but no screen, though I had no problem with mosquitoes. Shower was good and it had a desk with a comfortable chair as well as a closet for luggage. Free coffee and water downstairs and use of common kitchen but no breakfast served
