The Pontoon is NOT included in the daily rate (except for Labor Day weekend) but can be added for an additional fee. The Sunset Cottage is ideally located on Chapman Lake facing West overlooking the entire lake. You can swim right off the seawall as the sandy area is an ideal location for all sorts of water fun! The water depth is about 18” and it slowly tapers off to deeper water. The swimming area is quite large so bring a chair or floaty and have hours of endless fun whether you are young or young at heart. There are 2 sandbars on Big Chapman with shallow areas ranging from 1’ - waist deep. Tie up and have a great time! In the evening, sit around the campfire (firewood is included!), make s’mores & most importantly memories that will last a lifetime. No smoking or pets. Pontoon information: WE HAVE A NEW PONTOON THIS YEAR!!The Pontoon is NOT included in the daily rate (except for Labor Day weekend) but can be added for an additional fee. 2025 Bennington 20SSR. It is 20’ in length with a 115 HP Yamaha motor. Maximum Capacities: 10 persons or 1400 lbs. Permitted use from Dawn to Dusk. The pontoon is exclusive to the Cottage. A tubbing package can be added for $69 which includes 1, 2-person tube. (Refer to contract for all rules / regulations / requirements)The home is located lakeside with a built-in channel so your friends or family can pick you up to enjoy the sandbar or tie up your own pontoon or I/O boat. There is a public boat launch on the Southeast side of Chapman Lake. Located on Chapman Lake, an all-sports lake that is connected to Little Chapman Lake which offers a slower pace. Discover the beauty of the Warsaw area from this charming 1300+ square foot, 3-bedroom cottage with an all window front providing a beautiful and unobstructed view of Big Chapman Lake, Day and Night. Nestled in a peaceful setting, this gorgeous retreat offers 2 queen beds, 1 bunk bed, 1 child bed, and 1 roll-out twin bed for a tranquil night's sleep. With amenities including AC, gas furnace & fireplace, tv's in every room, WIFI, washer & dryer, firepit, propane grill, large deck, kids fishing rods, a few blow-up kayaks, large garage with 55 inch tv, ping pong table, foosball , air hockey, game table, and couch (especially nice for rainy lake days), flat lot to the water with swimming area, and plenty of paved parking, guests can relax and unwind in this cozy space. We have many, many great restaurants nearby and will share some of our favorites in our guest book we are building. You're sure to make fantastic memories with a stay at our place. Separate from the cottage, typically beginning in May through mid-October, we have available under a separate lease agreement a nice tritoon for your enjoyment. The tritoon, a 24 foot Sylvan with a 115 hp Yamaha outboard engine, can easily board up to 10 people. It's a very nice boat for cruising the lake, heading to the sandbars, and for fishing. For those of you experienced and comfortable with safely driving and navigating a large pontoon, please let us know and we will provide the pontoon rental cost, lease agreement and further details. Note the tritoon can be rented for a single day, a few days, or all of your stay, but we ask that it be leased for consecutive days only. Important note: if you desire to bring your own boat, please send an inquiry to us before booking as we have very limited space to dock a second boat. As a final note, our dock it typically removed on or after November 1 each year, and reinstalled the 3rd week of April, however these dates could be subject to change depending on our vendor's schedule, weather conditions etc., so please check with us via inquiry before booking.
