The Guest House was clean and the amenities were very good. Plenty of tea, coffee, sugar and milk were available in the room and topped up daily. Clean towels were provided and toilet rolls, when requested . The choice of a full English breakfast (was excellent) was available and very good choice of cereals were available too. Mixed fruit, yoghurt and fruit juice was available. Pots of tea and coffee were available at breakfast. The boss, Adam, and Muhammad and Zain were extremely polite, courteous and very accommodating with an excellent sense of humour. During our weeks stay, a fridge was added to the room on day two and a faulty kettle was replaced straightway. The only downside, there was no extraction for the bathroom/shower room. However, I do wish the Beamsley Guest House all the best for the future.

We love the location and parking at this B&B and I had stayed here 2 years ago with my husband, but this trip was with my mum. Adam was so helpful and accommodating and squeezed us in despite well booked. We had a newly refurbished room on the 2nd floor which had not been previously let out. What a lovely room! We really liked the space, airiness, and décor. The bathroom was a good size too and Adam provided us with a fan as it was a hot spell of weather. Having the window open and using the fan made it very comfortable so this was much appreciated. Breakfast was served 8.30 - 9.30 with guests choosing their time slot on check-in. We found the food to be of decent quality and well cooked, with a very friendly server who was keen to please. One morning everyone came down to breakfast at once and he did struggle with this, but remained polite and managed to get everyone's food to them by working round the tables systematically. We just enjoyed being in holiday mood and were happy to wait. Finally, I highly recommend the outdoor tables for an evening meal if you don't want to go out. (There are tables inside if weather does not allow alfresco dining.) This will remain our first choice accommodation in Eastbourne and we're grateful to Adam and team for looking after us so well.

This hotel was a beautiful place , me and my partner had loads of fun , the staff were exceptional and the room was really clean , highly recommend!!!

Friendly host greeted us and despite not having read our request for Gluten Free diet said he would go shopping to ensure my friend had something for breakfast. Clean and comfortable bed, single room fairly basic but ok for a two night stay. These are the positives. The breakfast was very poor both in quality of produce and lack of choice. Served only between 08.30 and 09,30 and we got down for 08.30 then waited until 08.50 for any coffee/toast or sign of breakfast, the choice of which was full english or full english! whiich although cooked ok the quality of the produce was very poor, particularly the sausage which was 90% cereal based and no taste of meat at all. No fruit/yoghurt option, just basic cheap rice crispies, cornflakes or a very floury based muesli. Sorry lads but if you want to succeed I think you need to 'up your game' and maybe visit a few other places to see what a breakfast should be like, and please treat your guests to decent quality produce.

Was a lovely B&B , the staff were very friendly and helpful was a little bit skeptical because of the indifferent reviews I will most certainly visit again , we was given a freshly cooked breakfast and a nice clean room with a sea view , felt really relaxed and the staff were very welcoming would highly recommend to visit this place 5 stars .

Had just been taken over we were not informed when booking if we had known we would not have booked. Great location poor breakfast and staff not really interested. The previous owners never informed us they were not going to be there for our booking and that's what we booked on there reviews.
