Enchanting 1906 home | newly remodeled guesthouse | friendly, welcoming, and walkable neighborhood | centrally located between Old Town and Downtown core | walking distance to many local favorites | free on-street parking. This spacious 750 square foot guesthouse is the back half of our 1906 bungalow home in a historic downtown neighborhood. The newly remodeled 1 bedroom, 1 1/2 bath guesthouse has its own separate, private entrance from the main house where we live. The bedroom has one queen-sized bed and the living area includes a queen-sized high-quality pull-out sofa bed. We love our neighborhood for its central location to Old Town and the Downtown Core. Our home is walking distance to many great restaurants, local breweries, parks, Rio Grande trails, hiking in the Sandias, and other attractions. We are also just a few minutes drive from the Balloon Fiesta Park. We take pride in our home and in being your host. Whether you’re coming to Albuquerque for work or pleasure, you’ll love staying in our spacious guest suite. During your stay you'll have: - complete access to the fully furnished guest suite with private entrance - complementary cleaning service every 14-days - free access to the on-site laundry room which is shared with us. We provide all the laundry supplies, gratis. - shared access to backyard pergola covered patio with upholstered furniture and barbecue - free wifi and high speed broadband internet - free on-street parking - Walk to cafes, restaurants, bars, galleries, spas, shopping, parks, museums, neighborhood grocery store, farmers' market, public transportation, and more! We are also just a few minutes drive from I-40, I-25, and 10 - 15 minutes from the airport. Distance to selected work locations: - Downtown Core: 0.7 miles - Old Town: 1.3 miles - Lovelace Medical Center: 0.7 miles - Presbyterian Hospital: 1.3 miles - UNM Hospital: 2.3 miles - Kirtland Air Force Base: 6.5 miles - NETFLIX Studios: 9 miles - Sandia Labs: 9.6 miles Amenities: - Queen sized bed with luxurious linens and towels - New West Elm queen sofa bed - 4K HDTV with Roku - Wifi and High-speed internet 200 Mbs - Newly remodeled high-end kitchen - New cookware and basic bakeware - Complete dinnerware, glassware, and utensils - Modern cooktop, oven, dishwasher, refrigerator and freezer - Coffee maker and water kettle - Dedicated workspace - Air conditioning and central heating - Ceiling fans - Washer and dryer with free laundry supplies - Iron and ironing board - Essentials: Towels, bed sheets, soap, and toilet paper - Hangers - Clothing storage wardrobe and closet - Smoke and carbon monoxide alarms - Fire extinguisher - Private entrance - Backyard patio with outdoor furniture - Free on-street parking OTHER THINGS TO NOTE: NO SMOKING - Smoking is NOT permitted anywhere on our property. No exceptions. RESPECT - As with anywhere you stay, please be respectful of the property and people you encounter. Treat our home as you would if it belonged to a close friend. EXTRA GUESTS - Space accommodates up to four people. Extra fees may apply. NO PARTIES - Parties, events, and gatherings are not allowed (unless previously agreed upon, in writing, at the time of booking/lease). Please mention if you plan to have guests over who are not included in your reservation. QUIET HOURS - Quiet hours between 10 PM and 8 AM. Please be respectful. DOWNTOWN NEIGHBORHOOD - Our neighborhood is friendly and welcoming. Still, it is located in an urban setting which includes occasional traffic and pedestrian noise typical of city life. PET RULES - Small dogs (under 30 lbs) are allowed on a case-by-case basis and must be agreed upon, in writing, upon booking. Unfortunately, we cannot accept cats. Please keep pets off of the furniture (or bring a blanket to cover furniture), clean up any pet waste in the yard, and do not leave dogs unattended and barking in the home or yard. Pets are not permitted to be unattended in the yard. PET FEE - Small dogs (under 30 lbs) are allowed on a case-by-case basis (unfortunately, we cannot accept cats). Please let us know BEFORE booking if you plan to bring a pet. A $500 refundable pet deposit is required (see lease) and an additional $50 cleaning feel will be added to your reservation after booking for the additional inside cleaning so that we can ensure the space is kept thoroughly cleaned for future guests who may have allergies. PESTS - The house is regularly treated with non-toxic pest repellent. Still, bugs are a part of life here in the southwest. While we make every effort to keep it spotless for guests, we cannot completely control nature. LONG STAYS - For stays of 18+ days, we require a mid-stay cleaning. If the stay will be 5+ weeks, mid-stay cleanings are required every 14 days.
