With quick access to major freeways 44 & 64, this central location situates you within a 5-mile radius of most major attractions and hospitals. Your abode awaits, offering a private single-story unit complete with a generously sized dining area and a fully equipped kitchen, including essential cookware and dinnerware. A dedicated workspace caters to those working remotely. Pet-friendly with a spacious fenced backyard, this retreat includes all utilities, high-speed internet, and access to streaming services like Netflix and Hulu. Please note, access to the unit involves a few steps up (about 14 steps) to the building's entrance as well as steps to the shared basement laundry, making it unsuitable for those with mobility concerns. Key distances include: - 5 miles from downtown & the Arch - 7 miles from the Zoo - 3 from The Fabulous Fox Theater - 6 miles from Forest Park - Proximity to major highways (64/44/55/70) - 4 Miles from Barnes, Shriner's, Children's hospitals - 3 miles from SLU hospital During your stay, enjoy the convenience of secured entry with coded locks, along with access to shared amenities, including a washer/dryer in the basement and a fenced-in backyard. There is plenty of street parking in front of the building. We prioritize your comfort and privacy, offering assistance and recommendations as needed while respecting your space. CHECK-IN: after 4 pm CHECK-OUT: by 11 am We strive to accommodate early check-in or late check-out requests based on availability, with prior approval. Additional fees may apply. BEDROOM 1: - Queen sized plush memory foam bed with extra pillows and comforter/quilt/sheets set to stay extra cozy during the winter. - Nightstands with ambient lighting - Two separate closets for extra storage - Roku TV with Netflix & Hulu. - Blackout curtains in both bedrooms and dining room for a more restful night sleep. BEDROOM 2: - Twin sized bed and pull-out twin trundle with extra pillows and comforter/quilt/sheets set to stay extra cozy during the winter. - Ambient reading light - Extra dresser - Closet for extra storage - Blackout curtains in both bedrooms and dining room for a more restful night sleep. LIVING ROOM - Living room with love seat - Extra seating areas with comfy chairs - Ambient lighting. - Roku TV with Netflix/Hulu - Dedicated workspace with chair KITCHEN/DINING: - Fully stocked kitchen - Separate dining area with large table seating for 6 - Central heat/AC controlled by Nest Thermostat. BATHROOM: - Full bathroom with tub/shower combo, towels (bath, hand, & face), hair dryer and hand soap. - Hallway closet with essential cleaning supplies (vacuum, mop, broom) and iron/ironing board. POLICIES: Guest Access: Secured building with coded locks for front entrance and individual units. You will have private access to your unit along with the shared backyard and washer/dryer in the basement. The front door is keyless entry and auto-lock after 30 seconds. Please make sure doors are closed tightly and all the way to ensure that the deadbolt can fully lock. Interaction with Guests: You have the place to yourself and we will respect your privacy. However, we are available for help or provide recommendations usually via app message, phone, or text and will reply as soon as we are able. Interested in an extended stay? We can definitely accommodate that. Please contact me regarding specific needs and I will be happy to work with you. Events: No parties or events are allowed. A $300 charge will incur if events/parties are thrown, and the reservation will be terminated with no refund provided. Smoking: We have a strict no-smoking policy of any kind (cigarette, marijuana, vapes, etc.) inside the building and on the front/back steps of the building. Smoking is only permitted outside, and guests are responsible for cleaning up cigarette butts. A $300 smoking fee will be charged for smoking inside the unit or the building. Quiet Hours: 11:00 PM to 8:00 AM. Please keep noise levels respectful at all times, and refrain from loud devices or disruptive behavior. Safety & Security: The unit is for registered guests only. No unregistered overnight guests are allowed without approval, and extra guests will incur a $100 fee per guest per night. Guests are liable for any damage or personal injury they may cause. Please keep all doors locked at all times, and do not tamper with smoke detectors. Use of candles/incense is strictly prohibited. Grilling/BBQ is not allowed on the premises. Guests are liable for any loss, damage or personal injury they may cause or incur on premises. We cannot accept responsibility for your losses within the premises or in the parking areas. Housekeeping Service & Essentials: Housekeeping service is not provided during your stay, but extra cleanings are available for an additional fee. A starter kit of supplies will be provided, and guests are responsible for replenishing as needed. AC/Heat: To promote energy conservation, we kindly ask that you turn off all heaters/AC units and any appliances when you're not in the unit. Our building's central AC and heating are managed by a Nest Thermostat. It's important not to set the AC below 68 degrees to prevent potential damage to the system, such as freezing pipes. Thank you for your cooperation. Pets: Pets are welcome with approval and an additional one-time fee. Please clean up after your pet in the unit and backyard. Pets must be crate-trained and crated when left alone in the unit. Excessive barking will result in reservation cancellation without refund. Pets are not allowed on furniture, especially sofas and beds. Mail & Trash: No mail/packages are allowed to be sent to the unit. Long-term guests can have packages mailed with prior approval, but regular mail is not permitted. Dumpsters are in the alley in the back of the building behind the garage. To access the dumpsters, go through the side gate in the backyard on the right of the garage. Parking: Ample free street parking available. Please observe street sweeping signs. Laundry: Use of the laundry room is provided for our registered guests only. Persons not residing in an apartment are not allowed the use of these facilities. - DO NOT overload the machines or put an excessive amount of laundry detergent. - DO NOT leave unattended clothes in the machines or in the laundry room. After using the machines, empty the lint screen, wipe off the machines and clean up any mess you have made. If you have any breakdowns or any problems with the machines, please contact management. TV & Furniture: Smart TV has Netflix and Hulu included, no cable provided. Please do not move furniture without prior approval. Wifi: Wifi is included with your stay and is provided by a Nest Mesh system. DO NOT unplug the wifi extenders (round white puck devices) as that will disrupt the wifi for your unit and the rest of the building. Perishables: Some consumables may be provided; check expiration dates. Guests are responsible for inspecting and consuming provided items.
