Great place to fish, swim or just relax on our 45x15’ screened-in porch overlooking fenced yard, perfect for enjoying a view of the spectacular sunrises or sunsets over the lake. The expansive porch runs the width of the home and has 2 tables with total seating for 10, a 2-seater porch swing, recliner, 3 ceiling fans and gas grill. Gather around the tables to share a meal with family or friends or relish in the scenic solitude by simply listening to the lapping of the water. Two of the bedrooms have private entries to the porch, along with direct views of the water. Master bedroom has a king bed, second bedroom has a queen bed and third bedroom has 2 twin beds. Two blow up mattresses are available for extra sleeping capacity. Each bedroom has a TV for streaming. The house has two full bathrooms, washer/dryer and wireless internet. The fully equipped kitchen with dual oven is great for preparing freshly-caught meals for a night in or any other meals you enjoy. House has 2 refrigerators (with one having an ice maker) to hold all your delicacies. If you prefer not to cook, take a leisurely walk to the Six Mile Marina about a 1/4 mile away (summer months only) or drive to the Sportsman Cafe less than a mile away for breakfast, lunch or dinner (open year round).For younger guests, enjoy swings and slides at the park a short distance away on Highway 87 South. Picnic tables are also available. After a fun day on the water, spend the evening making memories around the large fire pit, relaxing on the screened in porch or watching a movie on the 75” TV. Great fishing awaits off the boat dock as the lake is full of bass, perch, crappie and catfish. Cleaning your catch is now easier than ever in the fish cleaning station at the top of the dock. In warmer months, enjoy swimming off the boat dock. The floating boat house, which was added in January 2022, is also available to tie your boat at while staying at our house. A private boat launch (for use by subdivision only) is across the street and a larger public boat launch is at Six Mile on Highway 87 about a mile away.For your safety, there is a security system and outdoor cameras, outdoor lighting, smoke detectors in each bedroom and family area, and a fire extinguisher in the laundry room. If you are looking for a place you can go with your family and friends to enjoy some fishing and relaxation, you have found it. Wonderful location in a quiet neighborhood, great for fishing on Toledo Bend Lake. Launch your boat at our private boat ramp then take off on the lake. Or dock your boat on our pier or floating deck and fish in the quiet cove that just teems with fish. The kids will have a blast on the dock catching Perch. Cove has easy access to the main lake. Our huge dock has electricity (bring an extension cord to charge a trolling motor) and running water. There is a fish cleaning table with running water so you can clean all those fish you catch. When you're through fishing, kick back in a chair on the dock or porch with your friends or family. There is a deck near the house for grilling equipped with a charcoal grill. Just bring your own charcoal and lighter. If you need a larger grill, you're welcome to use the large wood-burning grill in the yard that we share with family members next door. If you just need a place to get away for some peace and relaxation, then just sit on the covered porch or swing under the shady trees, looking at the lake, watching the fish jump, and listening to the birds chirp. Sitting on the swing in the large yard under the huge shade tree, you have great views of the lake and the cove. House is a newly remodeled 1800 sq. ft. double-wide located in a quiet, safe neighborhood close to convenience store, bait shop, and hardware store and is equipped with all the amenities you need. Linens and towels provided. The kitchen has all the appliances you need, including a dishwasher with detergent available. Lots of pots, pans, and dishes are provided as well as small appliances including a coffee maker (we suggest you bring your own coffee since everyone has their own flavor). There is also a washer and dryer with some detergent and fabric softener sheets. The Master bedroom is equipped with a king-size Temperpedic mattress and an ensuite bath with a large garden tub and separate shower. Two other bedrooms have comfy queen size beds and twin bunks in each. Each bedroom has a flatscreen smart tv with satellite. Every bed has mattress and pillow protectors for your protection. The living room has a sectional sofa for lots of seating. There are board games available and a smart tv for streaming movies with satellite. Free wi-fi is available if needed and there is a desk area near the kitchen if you need a workspace. The property is close to stores, restaurants and other recreation besides the lake. Fairmount store less than 5 minutes away has groceries, bait, and gas. There is also a package store and hardware store there. Burkeville is about 30 minutes away and has an ATV park. Rayburn country where you can find golf and Lake Sam Rayburn is a little more than 30 minutes away. Hemphill is about 20 minutes away if there is something you need for your stay that you couldn't find in Fairmount, you can probably find it there. We hope you enjoy your stay.
