Very welcoming, and the room was sparkling clean and comfortable. The rooms are up a stairway, so not suited to disabled persons, although I did not ask whether they could accommodate. Breakfast is a proper farmers breakfast with all the trimmings, if you can manage it. There is an offer of everything you wo uld expect in a good hotel, but so much cosier and friendlier. Would highly recommend

What a find . Lovely B&B the best I’ve ever been to . The room brilliant, bed , table and two chairs , ironing board , tv and hairdryer. Abundance of tea , coffee . And some biscuits. In a downstairs room. Good view of the garden. The bed was comfy . The en suite was spotless with toiletries of soap, shower gel and shampoo. The breakfast was cereal, juice, toast , English breakfast big pot of tea or coffee. Julie was so nice and welcoming. Yes it wasn’t easy to find but on the main road you will see Henlade post office and the drive is by the side. There is a flag in the garden. The cost was brill compared to local hotels and it’s 5 mins off of M5. High key recommend.

I have stayed at the New Barn B&B, just for 1 might, for the first time in July and it was very good indeed. Good facilities – plenty in the tea and coffee making tray, comfortable bed, beautifully clean bathroom with all provisions. The bedroom and all ‘public’ rooms were well presented and very clean. Julie ( the host) is very friendly and most helpful and accommodating. To top it all there is the really splendid ‘full English’ breakfast freshly cooked for you – unlike the big hotels. It can be difficult to find but use Google Maps and, especially Street View, and you will find the lane leading to this B&B. It is a useful location for touring this area but also as a good overnight stopover en route to Devom and Cornwall. All in all, highly recommended.

I had a lovely stay here! My room ( upstairs) was very comfortable and had a fan to keep it cool. The parking was just outside the house so it was very convenient but I did have an issue finding the B and B and had to phone Mike for instructions! Very convenient for the M5 Great breakfast.

Very handy location just a mile from M5 J25. Just off the A358 so quiet. Comfortable modern room immaculately clean. Decent sized bathroom with bath and shower and a small sitting area in the room. Julie was a welcoming host and provided an excellent cooked breakfast. Nothing was too much trouble. Outstanding value for money and we wouldn't hesitate to recommend.

We were in the area for a night to stop & catch up with friends. The accommodation was spacious, clean & comfortable & we were made very welcome. I appreciated all the personal little touches which made it more like home & would be happy to stay here longer to explore the area. Breakfast was delicious with a good choice of hot & cold. We would be happy to recommend this B&B 😁👍

Has a Massive room, a nice big comfy bed, big well lit bathroom and big shower cubicle. Very clean rooms and house, All the mod cons, a TV, alarm clock, WiFi. It also comes with a cracking full breakfast too that sets you up for the day. Very good value, I will definitely stay here again if working in the area.
