Kotzias Beach Apartments

These are village of houses with apartments. Place is in good location, close to center of the village, where there are restaurants and shops, and close to the beach. In this place there is plenty of place to park the car. There is nice swimming pool available for the guests. Apartments are ok, we had one for 4 people with additional bed for fifth one. It had two sleeping rooms and a living room with kitchen. Very nice balcony. Good beds. Air conditioning in all three rooms. Kitchen was equipped enough. We did not complained about anything. The host was very nice, pleasant and helpful. The only small disadvantage could be the room service which knocked quite early, in our case around 9am, and we often were still in beds at that time.

Lovely, quiet and peaceful location, just 100m from the beach, restaurants and shops. Praxoulla and Evros were both lovely and together with all the staff, were really helpful. You wont need a hire car here as a door to door taxi up to the village is 10 Euros each way if you want to go, however if you want to explore then a hire car provides the freedom. Our apartment was nice and spacious, clean, comfortable and fully equipped for self-catering, plus fresh towels and bedding was available when required as well as room cleaning. The poolside bar was nicely priced with a selection of drinks and freshly prepared hot food and other snacks including Ice Cream and FAT FREE Ice Cream too!!! The pool itself was also clean, quiet and peaceful with plenty of sunbeds and parasols to move around with the sun or keep in the shade. The rest of the grounds were well maintained and manicured. The only negative was that whilst the residents keep to the rules by not taking their own food and drink to the pool, we saw "outsiders" bringing their own food and drink and at one point in a large cool bag which was disrespectful to the owners. Some were also noisy on occasion which was unfair to the residents who have paid for the peace and quiet the location provides. Other than that a nice relaxing time was had and we would definitely come again.

Lovely place. Lovely staff. Would recommend right in the centre nice pool nice rooms staff are very helpful great for families or just solo. All apartments are self contained so you can dine out or just stay in and cook. The owners are very nice helpful people

We are not people to take a lot of notice of negative reviews. We read between the lines and give everyone the benefit of doubt! However on this occasion the negative reviews are very real. We will NOT return to this place. Booked an apartment with balcony. On arrival at midnight with self check in we found our room and it was not the specification we booked and even worse the air conditioning was not on with no means to switch on...it was in the high 20's even at this time of night. The only way we could get air in was to open patio doors but being on ground floor it was a security risk so did not sleep and we were exhausted after a late and long flight. The standard of the acomodation was disgusting and so outdated. We got moved to another apartment which was a significant improvement but still had maintenance issues. After 5 days we had ro move again for the remainder of our holiday. 3 different rooms in 11 days. The pool area was disgusting, in particular the shower area, the pool had a rubber liner in it which was coming apart. There was no where to store your luggage on departure day so if you had a late transfer you were stuck with all your luggage unless you made alternative arrangements as we did. Throughout our stay Jet2 holidays could not be more helpful. We spent our last day on a day pass at the Columbia Hotel and it was the best part of our holiday. They stored our luggage for us and ensured we were looked after until our taxi transfer arrived. Steer well clear of the Kotzias if you value your hard earned money.

We were given an apartment across road from main complex. Other apartments adjacent were in poor state of repair and not been occupied for a while from the look of them. We had no shower at first - a trickle of water if that - staff came to look at it and did a temporary fix - next day came back. Had more of a trickle but not hot! Beds very basic - had very old faded bedding. No mattress or pillow protectors. Cyprus is ‘paper in the bin’ in the bathroom - our bin was not emptied until we asked for it to be on day 5!!! Very unpleasant. Pool area was ok but no more. Great for the beach and local shop and restaurants - although there were soooo many cats In restaurants - one night we counted 14 cats around a table next to us!! The garden area at edge of restaurant was used as cat loo!! Disgusting.

We had the pleasure of staying here as a family of 6. We had two different apartment’s . One was a 2 bedroom apartment and the other was a bed sit type apartment. We have had zero complaints and we stayed for 10 days. I was a little worried after seeing some bad reviews, all I can say is we have zero bad things to say about our stay at kotzias apartments. All The staff are so welcoming and friendly from the bar staff to the cleaners and even the maintenance staff. My children and even myself couldn’t get enough of the pool. I would highly recommend these apartments and I’m going to book here again.
