1. Walls paper thin 2. Pillows are old 3. Windows and lounge doors leaked water. (I cleaned them up) 4. Heaters did not work properly 5. Contacted Kabuki but no one showed up to help 6. Toilet brush completely unhygienic ( disgusting) 7. Some Peninsula friends of owners were there and complained about Kabuki and the owners. (That was awkward). 8. Hot water shower was good. 9. Kitchen bins were very smelly We are actually pretty easy going people so for us to leave this review means something. Look around for another property to stay at. There’s plenty and that’s what we will do next time. Live & Learn.

Kabuki is quite nice and does what it says on the label. Rooms are relatively small but clean (and new). Shared kitchen/living area among about 6 guest rooms is pleasant. We were grateful to be allowed to get into our rooms early on our day of arrival once the cleaners were done. It’s a bit of a walk to the town square (in ski boots) but you know that when you book. Our only suggestion would be to get wifi - we were up here for interschools and hence had kids trying to study while not skiing, and no wifi was a little unexpected.

The noise that travels from dinning area meant I had to go down at 11.45 and remind those guests that I couldn’t sleep even with ear plugs …
I guess rooms are not sound prove .. this alone would prevent me staying there again .

Horrible experience. No lock in our bathroom, our in-room heater doesn’t work, the beds are rock hard, and you cant even see outside your window!!! Almost like you are in a jail cell. When people travel to Mount Buller, they are coming to enjoy their time there. Kabuki was just terrible. The host was messaging us until we checked in, and when we flagged them of these issues, they just left us on read. Careless and stingy host! AVOID AT ALL COSTS

What a great place to stay with family in the snow. Always a wonderfull place to visit, great acommodation, great staff, great breakfasts. We really enjoyed our stay. Our rooms were warm and spacious. I would definitely return here next time I ski Buller.

The owner said : Please stay elsewhere! I cannot agree more than what the owner suggested! Stayed in Kabuki in July 2023. We all understand we are not paying top 5 stars price for the stay but basic things like shampoo, shower gel should have ready in place before there are new customer moving in. My room and most of my friend's room have empty shampoo, shower gel and hand wash bottles empty. General cleaning of the building common area is OK however you can tell that bed linen is not fresh and pleasant. There is a notice in the room saying We would love a 5 star review ! But with these off standard in very basic things like toiletries (remember 4 rooms in the 5 rooms unit have No or Empty shower/shampoo/hand wash bottles!) There is No chance to get a 5 Star review. The owner mentioned in the reply in some previous reviews : Please stay elsewhere! - This is very correct

You need to arrange entry keys prior to arriving. Also toiletries need filling for new guests. Otherwise nice property for short stays
