Situated on the beautiful Rousdon Estate, just a few miles from Lyme Regis, the Stable Courtyard offers a spacious, family friendly home for the perfect West Country holiday. The Estate was built in the 1870s for the Peake family in the Arts and Crafts style, and is now an exclusive development of individual dwellings in 160 acres of leafy private grounds.The estate offers access to its own private beach and also access to the famous Undercliff and coast path into Lyme Regis.The spaceThis 3 bedroomed property forms part of the former stable yard quadrangle which now has a central fountain and flower bed. The property had many period features and has been sympathetically styled in keeping with its Victorian heritage.The spacious main living room has an original fireplace, 3 comfortable sofas and a large table and chairs for dining.The airy kitchen is well equipped with dishwasher, washer dryer, microwave, oven, hob, fridge freezer, and cooking equipment. It has an additional dining area.Upstairs the main bedroom has a double bed and en suite shower room with lovely views over the estate.The pretty twin room with an original tiled fire place has plenty of storage space and a cot.The pretty third bedroom has a single bed and look across the estate.The main bathroom has a bath with shower.Although the Stable Courtyard does not have its own garden this is more than made up for by the extensive private estate grounds. There are many private footpaths and tracks which are only useable by estate residents and guests, and for the more adventurous the private beach at Charlton Bay can be reached on foot.Guest accessRousdon Estate is on the A3052. From Lyme Regis head west. Rousdon is the first village you come to. On the left you will see the impressive gates of the estate. Turn into the grounds and follow the road towards the main house. At the end of the road turn right and then left into the car parking area. Ideally park in the left hand car park. Take the path in the corner towards clock tower. Walk under the clock tower and No8 Stable Courtyard is the first property on the rightPLEASE NOTE: do not follow the satnav to Dowlands. There's clear information in the visitors pack on how to over-ride it if you need it on for longer than programmed. You'll also find additional fan-heaters in the cottage if you need them.Sea viewsFrom the top floor rear window, there are good views over the town, and across the sea and bay where you can see the neighbouring town of Charmouth and its surrounding coastline. You'll also have a nice view across town from the bathroom window.But the best views will always be from the Beach Hut. Located on Marine Parade, the Beach Hut has un-interrupted views of the beach, sea and Cobb Harbour.AccessibilityAs you can read from the reviews, our guests enjoy the unique layout of the cottage. But holiday makers with mobility problems might find the cottage layout over three floors (two staircases) and the compact bathroom a little tricky. So please ask for a copy of our Accessibility Statement if in doubt.*** PARKING ***Our lovely cottage is over 300 years old, so like other historic centrally located properties in Lyme Regis built when the town relied almost solely on 'Poldark' style transport, there isn’t any dedicated carparking. However, there are short-stay parking bays available about 10 metres away at the small library, short term on-street parking around the area, as well as two long-stay, large, well-lit public carparks about 5 minutes walk. There are a choice of council owned carparks. Our preference is The Holmbush car park which is the largest, is well lit, and is about 7 minutes walk from the cottage.*** LYME REGIS & DORSET ***The coastline around Dorset and East Devon is awesome, and has World Heritage site status, offering walkers breath-taking views and challenging terrain. There’s also plenty of attractions in Lyme Regis itself – a day in our beach hut, a mackerel fishing trip from the Cobb Harbour, a visit to the Marine Aquarium, Lyme Regis Museum or the Dinosaur Museum, a guided fossil hunt on the beach, touring around the town's art galleries, enjoying a live show or movie at the Marine Theatre, or a game of crazy golf. In the summer there’s usually a Jazz Festival, Fossil Festival, Carnival Week and Lifeboat Week. There are sandy, shingle, beach-combing and famous fossil-hunting beaches in Lyme Regis; as well as rock pools, safe swimming and many water sports including sailing, wind-surfing and water skiing. The famous harbour at the Cobb is home to both working fishing boats and leisure vessels.Lyme Regis is gaining an excellent regional reputation with foodies. In the town overlooking the Cobb Harbour is the Hix Oyster House, and there’s a new wave of great pubs and restaurants throughout the town, as well as a hand-full of takeaway restaurants. Hugh Fearnley Whittingstall’s River Cottage Canteen is close by in Axminster, just 15 minutes away by car; and the famous Hive Beach Café at Burton Bradstock is just the other side of Bridport. The house is located in the very heart of the beautiful, unspoilt seaside town of Lyme Regis, on the stunning Dorset coast. Coombe Street is one of the historic thoroughfares in the old town of Lyme Regis that bounds an artisan triangle of bakeries, galleries, arts&crafts and bespoke haute couture. As well as a sandy beach and seafront promenade, the town includes celebrity chef Mark Hix’s superb Oyster and Seafood Restaurant, River Cottage nearby along with many other restaurants, cafes, pubs and tearooms. Lyme Regis is a wonderful location for those looking for a traditional seaside break, there are a wide selection of independent shops, as well as an award winning museum and a small theatre. For the more adventurous the South West Coast Path heads west through the amazing Undercliffe between Lyme Regis and Axmouth, or east towards Charmouth and the magnificent National Trust land at Golden Cap. For those planning a holiday without a car, the mainline railway station in nearby Axminster is served by a regular bus service (or taxis), to and from the town.
