Welcome to our Colonial Beach custom home, our home away from home, close to everything charming & fun in Colonial Beach, Virginia, the 2nd largest beach in Virginia. We have equipped our luxurious home to our high standards and to anticipate your needs during a relaxing stay. This is a non-smoking, no grilling, & no-weapon property. 8 occupants recommended, All humans count toward Guest #.: kids, babies & infants all count. Pets are $125 per pet with some restrictions.You want to feel completely comfortable while on vacation, even if it's just a short getaway. So we have made sure our home feels cozy, comfy, clean & perfectly well suited to full relaxation & high style. No one but those guests on the reservation are allowed on or in the property. No additional guests, friends, or relatives can stop by or come onto the property or come into the house. This is due to insurance rules and city regulations. We hope you will enjoy our little slice of paradise whether you are boating, fishing, worshipping the sun, playing on the beach, or headed to our charming wineries and restaurants! Situated on a street smack-dab in the center of town, we are about 1.5 short, small-town blocks to the beach & boardwalk. & if it weren't for our lovely tree-lined street you'd even be able to see the beach from our windows. & not just the beach, but we are also just a short block from Monroe Bay. You can see the bay water shimmering from the upper windows on the east side of the house & you can walk to the nearby restaurants to enjoy fresh seafood, lively drinks, and a beautiful sunset! You are also within walking distance of many local restaurants and bars. From the either of the home's 2 lrg frt balconies, you will enjoy the charming beach cottages along our historic street & listening to the small-town church bells ringing while the outdoor ceiling fans whir overhead & the nearby tree leaves rustle in the wind. The lower porch is spacious & gracious, while the upper balcony is delightful and private. After awakening each morning, head downstairs for a cup of coffee and sit on the front porch, waving & nodding to the folks passing by in their golf carts on their way to a hometown restaurant, bar, park, or beachside setting. This is a golf cart community & you can rent a golf cart from several vendors on the town's main strip, Colonial Avenue. Renting & using a golf cart to get around is absolutely one of the fun parts of vacationing in Colonial Beach. In the evenings, relax on the upper balcony w/a drink & enjoy the sunset, the wind off the nearby water, the stars in the sky, & the exquisite little jewel-box homes lining the street. On the main level of the home, you'll find comfort & fun & plenty of space to stretch out. You'll appreciate the tankless water heater, the real red oak flooring, the soft close wht kitchen cabinetry, the lrg dbl-door stainless-steel refrigerator, all the quirky art finds, our tiny kitchen library, the open-concept living/dining/kitchen area & the private paver stone patio just outside the kitchen where you can sit outside to enjoy a meal. The home's main level also features a large back bedroom w 2 dbl-beds, a full bathroom, lots of living room & dining room seating, a breakfast bar for the early risers & plenty of space for the whole gang to gather. The dining room table is set for 6 & seating for 2 more at the kitchen bar. The living room seats 5-8, but there are add'l chairs in the dining room that turn and move easily into the living room. This is the beauty of open-concept! The 32" Roku TV is located in the living room. Use it to play a music channel, watch free Roku television, watch free HBO or + your password to watch a Netflix movie. There is no cable television but there are live Roku weather and news channels. For your comfort, upstairs you'll find the lrg luxurious primary bedroom w private balcony & a luxury bathroom. Like the royalty you are, roll out of the Primary Bedroom's firm Queen bed & enjoy coffee on your private lanai, an outdoor room with a view & no bugs (the balcony is screened). The bed is softened w a luxurious all-wool Cuddle Ewe topper, which helps keep you warm in winter & cool in summer. The bedroom features nightstands & lamps on each side of the bed, a seating area for 2, a private balcony & a luxury ensuite bathroom. There's a lrg Queen bedroom on the opposite end of the upstairs hall from the primary bedrm. With a bathroom just outside it's door, it feels in some respects like a 2nd primary bedroom. This bedroom features a slightly softer, but still firm mattress & it has a seating area with a single Ethan Allen slipper chair. There are lights on each side of the bed & a ceiling fan. Best of all, this beautiful back bedroom features a wonderful view toward the bay. Both of these 2 upstairs bedrooms feature queen beds, quality American hardwood furniture, quality linens, closet storage w/hangers, full length wall mirrors, wall to wall carpeting, a ceiling fan & ample electric outlets. The upstairs middle bedroom is a cozy retreat w/a cushy double bed, nice linens, lighting on each side of the dbl bed, small nightstands & a lovely bay view from the window. This middle upstairs bedroom has a closet and several wall hooks and a full length wall mirror in the hallway across from the door. In addition to the 3 upstairs bedrooms, there is a lrg downstairs bedroom that features 2 dbl beds. The games & puzzles are stored in this downstairs bedroom closet along w tennis rackets if you want to play at the nearby community tennis courts. This is a fun, double, 2 full-beds bedroom w/a full bathroom just outside the door. This is the only bedroom on the main level of the house & no indoor stairs need be climbed to reach this lower bedroom. We fully stock our home for those who prefer to dine-in. We have fun dishes, glassware, silverware & cookware (and sometimes bags of condiments) that you are free to use. We have a Keurig coffee bar, complete w/a few coffee pods & tea bags & sugar/creamer/sugar substitute to get you started. We have ceramic dishes, plastic dishes, quality acrylic and other glassware, many ceramic coffee mugs, pottery & glassware & a few mixing, chip & cereal bowls. If you have the need for particular cooking or eating spices, oils, or utensils, we'd advise you to bring those w/you. Hand washing & dish washing liquid is at each sink for you, detergent is available for you to use in the frt-loading washer & a full-size dryer. You’ll find our WIFI password in the kitchen when you arrive & a 32-inch television in the living room. The bedrooms do not have televisions, but we do have a strong & fast 5G wifi signal for you to use free of charge. We'd love to welcome you to our custom-built home, The Beach House on Boundary. It's a newer home, built only a few years ago in the luxury beach-house style, featuring 2 full balconies, all-gravel parking for up to 4 vehicles (depending on size). No work trucks, trailers, RVs, or company vehicles. There's a fenced yard w/grass & an outdoor-eating paver-patio. We encourage you to carpool when possible or have a parking plan if you bring more than a 4 standard size vehicles. We have a no-contact system for welcoming guests using a coded front lock. That makes it simple for you & your friends to enter & exit the house w/o needing to keep track of a key. Interior deadbolts & plenty of exterior lighting will make you feel safe. Your particular key code will be sent to you via text or VRBO message on the day you are to arrive, a few minutes before check-in. Feel free to text for the code about 3:45 pm.Check-in & check-out times are based on cleaning protocols & are difficult to move. If you need an earlier check-in time, let us know & we will do our best, but make no promises. No partying please. No loud music & no outdoor convo after 10 pm or before 8 am. No weapons in our home.We don't expect you to clean the house when you are closing up, but we do expect you to clean as you go & stay in our house as a guest: wipe up stains and spills immediately, use trash can liners, take your trash out to the outdoor trashcan, etc. Put your dishes in the dishwasher & start it before you leave. You do not need to do the laundry. You do not have to strip the bed & can just leave towels & washcloths in a pile in the tub/shower. There are a few items marked "Not For Guests" in the home & we'd appreciate you letting those alone during the course of your stay. With 3 toilets, 5 bathroom sinks, and a full-length mirror in every bedroom, there is never anyone waiting on anything! Enjoy your morning coffee while soaking up the day's early sunrays on the front porch. The large covered porch deck is where you can sit at one of the two outdoor tables with a cuppa Joe and your phone, catching up on social media or just reading a book in the gentle warmth of the morning sunshine. Remember to wave to the golf cars as they pass; Colonial Beach is a golf-cart friendly community. Each morning when you awaken, you'll love going to the front porch, closing your eyes and soaking in the morning sun. This porch is a great place to gather every morning during your stay and a perfect spot for an at-home breakfast before a busy day at the beach. If you have rented a golf cart, It can be parked on the grass by the front porch or by the back deck. We even have a dog washing or foot washing station outside by the deck. Let's keep that sand outside! In the evening, you'll catch the last of the sun's glory as you sit around the back deck and enjoy the no-neighbor-out-back private setting. During the school year, you can watch the elementary school kids during recess. And with a back deck door directly into the house, it's easy to grab another cold one to continue enjoying time with friends on the back deck. No grill, no grilling. No firepits, no candles, no fires. Both front and back decks are made of composite wood with vinyl railings and siding; there are a few steps up to both. There is a large unfenced backyard if you are bringing outdoor games. Neither the porch nor deck is gated. We stock the kitchen with quality colorful barware, utensils, and cookware, but you're just a short ride from Colonial Beach's cute local restaurants, bars, and breweries. Walk or golf-cart a couple blocks to the beach or cute shops if you wish, or take a quick bike ride over to the public beach if you prefer that vibe. We even have a water view sort-of: from the cross road at the home's driveway you can see the Potomac River shimmering just a short bit away. Walk toward the water and veer right to find the public beach just a short way away. Ride a bike or rent a golf cart for the best and easiest way to get to the public beach each day. This is our home away from home and we treat it as such. You'll find it well-cared-for with quirky art, fine furnishings, and upscale bedding. We love fun barware and distinctive décor; nothing old or outmoded here, though we do have some cool vintage items in the house. Fun, contemporary, upscale vintage, and easy-peasy! The house is NOT child-proofed in any way. Dogs are allowed if they do not get on furniture or bedding and if we are given info on them ahead of time.
