(The cottage was built in 2022. Please note, that the final exterior layer of plaster on the outside of the cottage is being completed this summer. This will not impact your stay whatsoever). Walk to the cottage from the private driveway along a short 100' path. We provide a cart to make it easier for you to carry your luggage. There are two wide steps to climb which bring you to the large covered porch.Outside, enjoy the porch with chairs, table, a double and a single hammock, new (in 2024) propane grill and fire pit with Adirondack chairs (wood is provided).Upon entering the cottage, a small nook framed in repurposed local barn wood provides a bench and hooks to hang your coat and leave your shoes. To your left are stairs to the LOFT, complete with an all-natural mattress, bamboo pillows and cotton sheets. Two windows, an open-style railing, a view of the living room and high ceilings in the middle of the loft ensure a spacious and cozy feel. **Please note, the stairs to the loft are steeper than normal steps. We suggest using the railing.Windows surround the LIVING ROOM, a couch and chaise lounge, invite you to relax. The wood stove provides a cozy atmosphere and plenty of warmth for winter renters. Fiber optic WIFI with a wireless router keeps you connected for streaming to your favorite shows or working remotely.**Extra Bed: The couch can be used as a twin bed for sleeping upon request for linens.The full KITCHEN has a refrigerator, freezer, gas stove, gas oven, tea kettle, pots, pans, cookware, silverware, dishes, toaster oven, dish towels, oil, basic spices, organic coffee, french press and organic tea (Note: there is no microwave and only hand towels - NOT paper towels - are provided).Off the living space is a full BATHROOM, complete with a large tiled shower, sink, vanity, toilet and shelves to store your toiletries. A bath towel, hand towel and washcloth are provided for each guest. All natural hand and body soaps are also provided.HEAT/AC: HEAT is provided by a large space heater or the wood stove. Guests should plan to use the stove if temps are below 20 degrees. Wood for the wood stove is provided. There is no AC in the cottage, although the 12-inch thick straw-and-plaster walls are built to naturally keep the temperature comfortable in both summer and winter, and all the windows are operable. *We DO NOT ALLOW PARTIES. A MAXIMUM of 3 people may stay at the cottage. If "clean" means you want to smell bleach, chemicals, Tide, Bounty or other strong scents, this is not the right stay for you. *The GROUNDS and Property: The cottage is on the grounds of our farm, Wellspring Forest Farm, a small family-run agroforestry farm producing mushrooms, pastured lamb and maple syrup. In warmer months, the sheep occasionally graze near the cottage as they rotate through our 20 acres.A short distance from the front of the cottage, there is a .8-mile NATURE TRAIL available all year round to cottage guests (seasonally, the trail can be very wet). The trail is used occasionally by guests of our other rental from May - October; "Secluded Cozy Yurt Finger Lakes, Grill & Fire Pit," ourselves and neighbors.Farm tours are available by request for $40-$80/group and last about 60 minutes. Meet the sheep, see the mushrooms, taste the sap (depending on the season.)Other things to note:About straw bale construction: Straw bale buildings are earth-friendly and provide excellent insulation and the ability to moderate temperature, staying cooler in summer and toasty warm in winter. As in this cottage, straw bales are usually covered in multiple layers of earthen clay plaster, with each layer (from the inside out) getting smoother and more refined. Almost all the construction materials (straw, clay, sand, wood) in this cottage have been sourced locally, from within 80 miles. No plywood or pressure-treated wood was used in the construction. Strawbale buildings are known to create a very healthy environment because the clay literally purifies the ambient indoor air and humidity. The sleeping loft was designed for kids, teens, and young adults but we also provide 2 sleeping kits that were specifically made for use with the modular sofa as an alternative sleeping arrangement. This bungalow is meant to be couple/family friendly, for cozy night watching movies on tv (with WiFi!) with the lake in the background to make memories overlooking Seneca Lake!When booked separate from the villa, guests will have exclusive access to the bungalow which is located a little more than 100' from the luxury villa. Welcome to your dream getaway in the heart of Finger Lakes! Our brand new A-frame house has just completed construction here in 2024. This home has been a major passion project of ours for years. We're so excited to FINALLY be able to welcome you and your friends and family to come visit A-frame. This open and airy home is just minutes away from many renowned wineries, breweries, and countless outdoor activities. It's literally the perfect location!Our goal was to make the @ FLXAframe a blend of style and comfort. We designed the home to be modern, light, and airy; but still cozy and comfy while you hang out with your friends & family. There are two bedrooms on the first floor, and one bedroom on the second floor. * Downstairs, the bedroom on the left has one spacious king bed with a brand new hybrid style mattress (part memory foam and part individual springs). * The bedroom on the right has two twin XL beds, perfect for the kids or friends. The mattresses are brand new memory foam to help you sleep like a dream there.* Upstairs, the huge main bedroom has a king bed with another brand new memory foam mattress t help you sleep like a dream up there too. Attached to this room is our biggest labor of love - a custom-built Juliet balcony with a pair of 9 foot tall geometric French doors that Dustin designed for the home! Each bedroom has a full size mirror, and a good amount of storage options. No cramped bedrooms here.The A-frame has 2 full bathrooms as well, one on each floor. They are each equipped with a tiled walk-in shower, rainfall shower head, and a vanity with storage space. The showers are stocked with shampoo + conditioner + body wash. Each bathroom also has a hair dryer so you have more space available to pack in your bag/suitcase. :) Our fully equipped kitchen will hopefully make vacation cooking a breeze. The kitchen is complete with all the coffee essentials: a brand new coffee machine that can brew a whole pot for the group OR a single cup as well (it won't take a k-cup, but you could empty out the grounds of a k-cup to brew if you wanted). There are lots of spices and olive oil, a large toaster, and an air fryer. (And please feel free to let Lauren know how much you appreciate that as her husband thinks she's crazy and people don't need all this stuff!)We are also dog-friendly! Guests may bring up to 2 well-behaved dogs per stay, with a $100 pet fee. You'll find doggie bowls in a kitchen cabinet as well. Dogs are not to be left alone in the home unless in a crate. PLEASE NOTE: we do not have a fenced yard. Our neighborhood is definitely dog-friendly, and lots of our neighbors have doggos! We are VERY close to Lake Seneca, but please note that we do NOT have direct lake access. You absolutely may not trespass on our neighbor's private space in order to use their direct lake access. However, we ARE just a short drive away from Watkins Glen Beach Park and Recreation Center. It's large, public, and super cute and family friendly. There are areas to picnic, swim, dock a boat, kayak, etc.NATURE AND BUGS Please note: The biggest reason we fell in love with this land is its location. Our beautiful house is located VERY close to a large lake. It is surrounded by a fairly rural WOODED area. You will likely see spiders, water bugs, beetles, etc. Of course we do have regular (and environmentally friendly) pest control. This is just par for the course in this kind of location. If this kind of thing (understandably!) bothers you, this is likely NOT the rental for you! We cannot give any refunds if you find a bug in our beautiful wooded, lakeside rental.The whole house is yours, except for the basement! As of September 2024, the basement has not been finished yet. So we will have the basement (and an unfinished bedroom!) locked up and blocked for guest use. We have done that many times and we would love for you to have the same wonderful experience! It's located on town maintained road (which basically means it's plowed in the winter and wide enough that you don't have to pull over for oncoming cars like many of the seasonal roads along the lake). Our home features 4 bedrooms and 3 full bathrooms (one bathroom includes a tub while the other two have showers). A spacious living room with flat screen TV, and vaulted ceiling with a wall of windows. The downstairs has the third bedroom plus separate space with 2 boat beds and a pull out couch that can sleep 2 more. The room features a flat screen tv and adjoined is a 300 sqft arcade which is fun for all ages! Our large eat-in kitchen with dining area for at least 8 and the large central island make it the perfect gathering spot as the heart of the home. You will enjoy meals here whether that means cooking with all the pots/pans or whether that means take-out as there's plenty of space for both! The fridge and dishwasher can make stowing away leftovers and dirty dishes a breeze. Our spacious deck with outdoor sectional and chaise lounge chairs has to be a highlight of the home too - perfect for lounging with a good book, a drink/snack or just watching the sunset over seasonal lake views while listening to nature. We have a non-heated “plunge pool” with its own deck, sun umbrella and deck chairs. The third "dining" deck with gas grill also lets you enjoy the outdoors with a separate outdoor dining table (with seating for 8). Each bath is located on separate floors allowing for privacy while still being together. You and your guests will have ample space to park your cars/trucks/boats, etc! (For those interested, nearby Smith Park has a boat launch area for a nominal daily fee.) We recently installed a hot tub for guest use all year round! We hope you'll feel pampered and comfortable in each bedroom. All our beds and pillows have mattress/pillow covers for hygiene and peace of mind. With clean linens and fluffy pillows, you'll find a king bed in the main floor bedroom and a queen bed in the lower level bedroom (for a total of 4 guests) - with the main floor bedroom having its own flat screen tv. All the bedrooms have blinds and/or curtains that block out the majority of sunlight that comes through the windows. The house can accommodate an additional 2 guests with the use of a queen sleeper sofa. We have enough linens and pillows for those too! It is located in the game room so there is nobody sharing a bedroom. Recently, we added a sliding barn boor so that this lower level sofabed area has some added privacy. Whether you're staying for a week or a long weekend, we have tried to provide all of the conveniences of being at home without you having to bring anything!
