Lovely host really welcoming and friendly the property was just what we needed for one night. Breakfast was a great bonus with a warm croissant and warm bacon roll plus extras. Highly recommend.

Nice cosy room with garden view. Very clean and comfortable. Coffee machine and kettle in the room. The breakfast delivery is a nice touch!

A clean establishment close to Warwick University and Arts Centre. You could chose the time for your continental breakfast to be delivered to your room between 06.30-09.30. and the breakfast was very good. They were also very flexible over the check-in time. The only drawback was the size of the bed for someone tall.

The quietest nights sleep we've had in ages, Great location. Check in instructions very easy to follow, And I liked the fact we had a guest info book in room and also info emailed the day before arrival. Thankyou for the breakfast bags too, very tasty and reasonable price. Met David on way out, Very friendly, Thankyou!

We had a lovely 1 night stay. Everything was as it looked on the website. The owners were very helpful and the breakfast bag was a lovely surprise. Thanks so much. We were attending an event at the university and it was a very short walk.
