We spent four nights at the residences over new years in a one-bedroom apartment with water view. Overall, our stay was mixed, there are some great things about the hotel and some items which were quite poor. So good stuff first, location is great, quiet end of Melbourne, with tram stop in the free tram zone outside the door. Easy access to a supermarket (5 or so mins walk) and several restaurants close by (hotel has no restaurant). The residences are in several residential buildings (not in the main building), and the view is outstanding especially on New Year's Eve. Balcony was excellent. But... there are some negatives which can be easily remedied. We arrived at the hotel and were told the room was not ready, would be 30 mins, not an issue as we wanted to get a late lunch, returned 90 mins later and still not ready, ”we are short staffed and fully booked so there is a delay” so again left and retuned 30 mins later, and checked in which was cumbersome. As a guest this is not my problem, don't sell the room if you can't service (also heard this excuse given to another guest when checking out four days later) My Accor Diamond status was not recognized. Apartment furniture was cheap, stained and in some cases broken. Blind in the lounge was filthy and broken. Wooden floors in the apartment were scratched with black marks and dirty. Missing detergent and tea towel to wash up and only one bin bag (??) Blind in bedroom let in a lot of light. Breakfast included which is served at a local cafe, so bad that we bought breakfast from the supermarket after the first morning. With a few fixes and some attention to detail in cleaning, this could have been a great stay!

寶藏酒店～ 墨爾本呆了好幾天，住了幾天現代酒店後想體會一下富有歷史感的老酒店風味，本想訂温莎，發現在CBD東邊，不大方便。city walk無意中發現南十字火車站對面這棟維多利亞時期的老建築，提前下了訂單，頭一晚路過進大堂問了管理員老爺爺可不可以提前存放行李，然後當晚再入住，回答説沒問題，還仔細問了具體要求。當天大洋路回來已經九點多了，受到了熱情招待，辦完入住想拿行李，才發現早已經提前幫忙給送到了房間了，加的床鋪也已經鋪好，桌面有手寫的歡迎卡片和糖果。 房子本身是老式的公寓，有人長租，每層是L型大走廊，總層高六層。我們訂的房間是帶小廚房，客廳的LOFT式套房。整體設施裝修比較古早，但是非常乾淨整齊。樓下一層有泳池，餐廳和小圖書館。 價格個人感覺合理，交通便捷，適合想要體驗老式風格，對住宿條件要求不是特別高的夥伴。

Sono rimasto qui con la mia figlia adolescente per un viaggio di fine settimana per vedere Harry Styles. Ottima posizione se si va a un concerto o a un evento al Marvel Stadium. Ci ha voluto meno di 5 minuti a piedi per tornare all'appartamento dopo il concerto. È anche a meno di 15 minuti a piedi dal quartiere Dockland (centro commerciale e ristoranti). È conveniente anche vicino a 5 minuti a piedi. L'appartamento è abbastanza fondamentale. E 'pulito e pulito. La camera da letto non dispone di aria condizionata, quindi dobbiamo contare sul aria condizionata nella sala da letto. I giorni che ci siamo fermati erano piuttosto freddi, ma mi sentivo ancora un po' troppo caldo nella camera da letto, nonostante avessi fatto funzionare il condizionatore tutto il giorno e tutta la notte. Il bagno è molto piccolo e non troverai molto spazio per mettere le tue cose / vestiti puliti / bagni, ecc. Ci siamo trasferiti per 2 notti e nessun servizio di custodia per vuotare la camera / cambiare le tute, ecc. Il letto / le mutande non sono troppo comode. La ricezione funziona solo per alcune ore, quindi dobbiamo lasciare le chiavi in una scatola alla fine del nostro soggiorno quando lasciamo l'appartamento. La stanza che abbiamo soggiornato guardava lungo il fiume, quindi la vista è bella. Non ci ha costato troppo per 2 notti, quindi è un grande valore.

We have been long-time customers of this business dating back as far as 2013, along with my parents and siblings.  What plays a big part in making your holiday stay and experience is the hotel/apartment in being clean.  We stayed here in the Palladio building for 3 nights in a water/city view deluxe room. The first morning here, I made attention that the shower had a calcium/mould build up and that one of the blinds was ripped and tattered. The following day, a cleaner was sent, but the shower was still in a state of needing repairs given the mould and build-up was too far gone.  I raised another issue with reception that 2 blood smears were found on a blind and presented photos of the blood and the state of the shower as they hadn't received photos that were previously sent. I felt as soon as I mentioned and presented photos, I was being spoken to in an aggressive and condescending manner and being told that the room was clean, Lyn, one of the owners, also agreed that the rooms were old and needing repairs done when scrolling through the photos. However, Peter was adamant that the room was clean and at a satisfactory level.  There was no apology, no offer to clean the room, just asking when we were leaving, and suggesting that the blind needed to come down once we were gone to clean. This business has always been accommodating and had satisfactory cleanliness, but this stay suggests the level of cleanliness and standards have dropped. Staying with 2 young children, this was definitely disappointing and ruined the overall experience for our Melbourne holiday.  I do not tend to make complaints and am more than happy to acknowledge the previous stays that have been enjoyable in different buildings, but to people considering a stay here you should know the standard of a deluxe apartment in the Palladio is anything but deluxe and to expect a dirty to moderately cleaned apartment that is run-down and in need of repairs. Unfortunately, our family will be staying elsewhere when visiting Melbourne from now on after our most recent experience.  I have attached photos for reference. 

Che grande complesso di appartamento, controllare in super facile, e abbiamo soggiornato in appartamento 504 che è stato recentemente ristrutturato. 2 letto 2 bagno con finestra sorprendente (nessun balcone) ma un tipo di bar con un sedile e guardare il fiume. La piscina e la palestra sono fantastiche (non hai usato). Grande posizione, tram libero fermato 1 isolato e oltre il fiume è un sacco di ristoranti. Questa è la mia seconda volta che sono rimasto in questo complesso e sicuramente sarà indietro.

We stayed in a three-bedroom apartment for one week in April and were extremely underwhelmed. Upon walking into the apartment, we were overwhelmed by a strong fragrance/cleaning smell. It was overpowering and gave numerous people in the family a headache. We asked for a new room but were told there were none. We opened all the windows and but almost immediately got overwhelmed with cigarette smoke from neighboring balconies. As we have an asthmatic in the family, the smoke was a huge issue. There was also cigarette smoke coming from the hall, so the front bedroom got a lot of it. We emailed the next day to advise that we would like to check out early as the accommodation is not non-smoking (even though it says it is on the website). The manager would not give us a refund and we could therefore not book alternative accommodation. Over the coming days, the fragrance smell started to fade and in its place was a sewerage smell from the laundry. Again, this was right beside the front bedroom so the family member who slept in there had cigarette smells coming from the hall and sewerage coming from the laundry. We again asked for a new room and were told there were none. In addition to everything already mentioned, the apartment had mould in both bathrooms (not a surprise when there was no ventilation for the bathroom, not even a fan). The toaster didn't work. To have a hot shower you had to put the hot water on all the way and not use the cold. One of the stove top cookers didn't work. If you walk barefoot on the balcony (which my young daughter often did) you get black feet. There is a lot of dust. The third room was two single beds instead of the advertised queen. And the washing machine looked like it had never been cleaned. It was so dirty; we weren't comfortable washing our clothes in there. Overall, this accommodation is severely overprized. They should be charging half the price that they do. If you need to stay near the Melbourne Convention Center, stay at the Pan Pacific (connected hotel). Or if you need a three-bedroom apartment, look on Airbnb. There are many very nice ones. Do yourself a favour, and stay clear of these apartments. I wish we had.
