Convenient to town with restaurants, winery, breweries and live music. Had booked a queen room. The room was on the 2nd floor and was very small - no dressers or bed stands, but a closet, fireplace, chair and reading lamp. The bath was almost the size of the bedroom with a claw tub and shower. The downstairs area was spacious with tasteful decor and a beverage station with cookies. A fridge and freezer with ice is available for guests. Breakfast was excellent. The hostess was very friendly with area trivia and places to go. If it wasn’t for the very small bedroom, it is a 5 star. Thank you!

We really enjoyed our stay. Karin, the owner was very kind, helpful, and accommodating. The rooms were large and clean, and the breakfast was excellent. Our room had a tv, fridge, wifi, and a very comfy bed. The bathroom had everything we needed and the property had great parking and lots of space to spread out. Will definitely stay again when we visit the area.

Karen is my all-time favorite innkeeper. She not only has a lovely B &B with great breakfasts, but she also knows just how much to socialize with her guests and how much to leave them on their own. Of course, it helps that she is such a likable person to begin with. I do hope we'll get back to Canandaigua for several reasons, but mostly to enjoy a stay again at Oliver Phelps.

My wife and I just spent the weekend at the Bed & Breakfast at Oliver Phelps and it was lovely in every respect. The innkeeper Karin was warm, friendly, and hospitable from start to finish. Both breakfasts were amazing and the service at breakfast provided by Tricia was wonderful. Bed was extremely comfortable and our room (Susan B) had everything we needed.

Wonderful stay in the Oliver Phelps Suite with a tasty gourmet breakfast each day. Our hostess, Karin, was fantastic! This B&B is so comfortable and inviting - much better than a hotel any day. Do yourself a favor and stay here - you won't regret it.

We chose to stay at this B&B due to a family reunion in Naples, NY. Karin the innkeeper was extremely hospitable and cheerful. The rooms are nice & quiet, and ours had an en suite bathroom. The Finger Lakes region was under a HHH heat advisory and we were very glad that the entire Inn was air conditioned & comfortable. Breakfast at at the Inn is full, with traditional fare (raisin french toast, eggs, and garlic pepper bacon was on the menu this morning). Karin doesn't force guests to eat vegan or gluten-free - although I'm sure she can prepare such items! The Inn's location at the north end of Lake Canandaigua is very proximate to the downtown area (we ate at Nolan's last night and I've already posted a review on this site). We're looking forward to tomorrow (we're lodging until Sunday night). Recommended!

Beautiful home on fantastic landscaped grounds!!! We didn't stay as long as we would have liked due to our tight schedule, however we will definitely be back when we have more time to enjoy this for a few days. Within walking distance of downtown stores, restaurants and shops. Uber is available for anything further away if need be.

Always a fantastic breakfast made just how we asked for it. Rooms are nice and set well for a 200 year old B&B. Karen was really caring and her assistant Lori was quite nice. Great location to get around from.

We recently stayed here and enjoyed ourselves tremendously. We booked the Oliver Phelps suite, and I highly recommend it. The loveseat and fireplace made a cozy spot to sip local wine. And the breakfasts were truly gourmet, with a focus on local ingredients. I didn't think anything could top the fabulous blueberry waffle...until I had the fingerling-sweet potato poutine with garlic cheese curds. The entire house and grounds are very well kept. Karin was a wonderful host, very helpful and knowledgeable about the local area, wineries, and restaurants. If we're in the area again, we'll definitely stay here.
