Less than 200 feet from the front door are hiking trails leading to the neighborhood ponds. Enjoy fishing in the catch-and-release pond in the summer and ice skating in the winter (ice skating shed even has skates and hockey gear for you!) The neighborhood features 200 acres of open space for hiking, biking, and volleyball.There is ample parking in front of the home (space for 3 cars). The home is located on a private easement shared with a few other neighbors. Because of this, there is almost no traffic on that road. We do ask that you be courteous of our neighbors and stick to the designated parking spaces.WINTER:To get to Sunset Haven, you’ll be on paved roads the entire time with the exception of the 100 foot easement (rare for mountain properties!) CABIN/COLORADO LIFE: This is a CUSTOM NEW home nestled on 1.5 acres amidst pine trees on the mountain and is not fully fenced, you may see wildlife small and large (bugs, birds, chipmunks, foxes, deer, bobcats, bears, etc.). Please use caution and do not approach the animals. Please do not leave kiddos in the open without supervision as the property shares boundary with Pikes National forest. We have had the occasional bear visitor. It's essential to keep the trash can locked in the garage and never leave food in your car or outside. Bears can open car doors, so please keep your car locked. While staying with us, you could encounter snow storms and other weather-related conditions. Please consider whether cabin life is right for you before booking.FIRES & SMOKING: Open fires are NOT allowed. Feel free to enjoy the ELECTRIC fireplace in the main level dining room and the propane tabletop fireplace on the main level balcony. For YOUR SAFETY please no smoking, fireworks, or candles inside or outside of the home as you are in a FIRE DANGER ZONE. Your cleaning fee pays our cleaner to take care of the rest, including washing all linens and restocking the cabin for the next guest. It takes our cleaner approximately 6 hours to clean the house even after an excellent guest.WEEKLY HOT TUB UPKEEP: Please note every Monday or Tuesday, hot tub maintenance swings by to ensure the hot tub is in great shape. If the hot tub needs to be filled, he might ring the doorbell. Please follow hot tub rules posted near the hot tub. During winter, area near the hot tub may be slippery, please use caution. Chemicals are used to balance the water in the hot tub, some people may have sensitive skin, hence, use it as your per your own discretion. PLEASE shower before & after using the hot tub. If the water turns bad, the guest will be billed at cost ($250). Please DO NOT sit on the hot tub cover as it can break and costs ($800) will be billed to the guests. DO NOT put dish soap or any other soap in the tub, you will be sent a bill for all the repairs. Also on the top floor is a loft with ample seating for your family to watch a movie, play board games, or for you to read a book in front of the large windows with mountain views.On the main level, enjoy time spent gathering in the living room by the gas fireplace, sharing a meal in the dining area, or gazing at the stars out on the deck! A fully equipped kitchen awaits you. This floor also boasts a beautiful bedroom with forest views, and a delightful bathroom with heated floors. The wraparound deck also has ample seating for relaxation as well as a dining table.Take a few steps off the deck and enjoy the fire pit and dining area in the backyard!On the ground level, there is an office/kids room that is perfect for separation, or a more cozy feel. You can work remotely, or send the kids to play while you read a book upstairs. Or play with the kids! It’s cozy and carpeted, so make the space your own. The garage and owner’s closet with washer and dryer are also on this floor. Our location is well maintained and lower elevation (compared to other mountain towns) and is a great option for drivers. We do plow for 4+ inches, but we cannot guarantee it is immediate since it depends on the plow driver's schedule. If we do get a snow storm, you will need to be more self-sufficient and we provide shovels and basic winter supplies. Please consider trip insurance if you are not comfortable with snow. However, we believe this is the most beautiful time of the year and a great time to visit. WILDLIFE: Our area is full of creatures big and small! It is very possible to encounter deer, foxes, and birds. More elusive mountain lions, bears, elk, and moose are in the area as well. Please be cautious, do not feed wildlife, and be bear aware! No coolers outside, food and drinks left outside overnight, or unlocked cars with food in them. NEIGHBORHOOD: We are located in a very small community far off the beaten path. There is plenty of privacy to be had, but we do have neighbors and adhere to a quiet hours policy. The drive to the house is about 20 minutes off of the highway, with windy breathtaking views of a mountain valley and local ranches. We are not close to grocery stores and recommend stopping in Conifer on the way in. Our limited restaurants can be seasonal and suggest calling ahead.
