Hi, my husband and I spent 3 months at Aria Ocean ( Jan to April) Our complaint is not with the residences or the staff, as they were all wonderful. Our complaint is with the owner of Apartment 367 in Tower 2, whom we entered into a contract with. The rent was reasonable for the condition of the suite. I will say it was clean but was in need of repair, which was reflected in the monthly rent. Upon arrival, it was noted that it was missing some of the basic necessities, i.e., coffee machine, towel bars, oven, or BBQ ( had a toaster oven) functioning WIFI. It took 3 days to get a coffee pot 20 days later, we had functioning WIFI ( we now have to pay a portion). Feb 7th, the owner was advised that the kitchen tap was leaking and must be turned off when not using. March 10th ( one month later), the faucet was replaced. We vacated the apartment on April 7th. Walk through was done and everything in good standing order. According to contract the damage deposit was to be returned in 5 business days, less electricity. April 15, we reached out as we do not have our damage deposit returned. We were advised that the owner was issued a fine as one of our guests was smoking outside the designated smoking area. No problem, we will pay the fine. April 24, we reached out to the administration to see how much the fine was because the owner ignored our request . ( fine was 500 pesos) Approved this to be deducted on April 25th. May 12, we received our damage deposit after numerous communications in which he had assured payment was sent but refused to verify. Then, when the owner actually sent the deposit, he shorted it by over $200.00. Please be very careful when renting from this owner.
