The fully equipped kitchen, complete with sleek stainless steel appliances, invites you to cook and dine at your leisure. Relax in the cozy living area, where a smart TV and high-speed WiFi ensure entertainment and connectivity throughout your stay. Both generously sized bedrooms feature king-sized beds, ample clothing storage, and central air-conditioning for year-round comfort. The ensuite bathroom offers a spacious stand-up shower, while the guest bathroom includes a full bathtub for added convenience. Need extra sleeping space? The queen-sized pullout bed in the living room provides additional accommodations. Step out onto your private balcony to enjoy some fresh air and unwind in the open surroundings. Plus, with an in-unit washer and dryer, you’ll have everything you need for a stress-free stay. Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process. To ensure a smooth check-in experience, you'll also be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. Thank you! House Rules: - Up to 6 guests are allowed. There are 2 king beds and 1 queen pullout for your use. - The primary guest must be at least 21 years old and present for the entire reservation. - Pets are not allowed at this vacation rental. - No smoking inside or outside. Fees may apply. - Quiet hours are from 10 PM - 7 AM - Fireworks are not allowed. - Please place all trash in the designated trash bins/cans. No plastic bags in recycling. - If any furniture is moved, please place it back in the original space where it was found. - Please be respectful to your neighbors and other guests in the complex. - In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key. Communal Amenities (First-come, First-serve basis): Sauna and Cold Plunge - Access is limited to 2 people at a time. Please reach out to us for the access code. Gym - Access is limited to 2-4 people at a time. Please reach out to us for the access code. Barbecue Grills - Please turn off the propane tanks after each use. Grilling tools are available to clean the grills once you’re finished. Fire Pit - We kindly ask you to bring your own supplies and extinguish any flames/coals after each use. The fire pit must remain in its designated area and should not be moved. Please adhere to any county burn ban in effect. You can check for burn bans on the Texas A&M Forest Service website. Pickleball Court - There are 4 Pickleball Paddles and balls in the unit. Please ensure to return them after use. Trash Rules: Trash is collected Sunday – Thursday at 8 PM. Please ensure all trash is placed in the black bin and set outside your door before collection time. HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible.
